  • A very nice villa with an excellent host, located on rather steep hill but stairs make it easy to walk up.
Amazing welcome package that contained all the necessities to cook lovely breakfast and lots of snacks too. We have been coming to Kalkan for the past 16years and this was by far the best we ever received.
Deniz is exceptional host, super responsive and always available to help.
The place was spotless clean and very well designed. Two spacious bedrooms with two good size bathrooms. Very comfortable beds and reliable and fast wi fi.
Lovely outdoor space with BBQ and tables and chairs.
Located about 20min easy stroll to the heart of Kalkan or 15min if you brave enough to choose more challenging routes.
Taxis are very inexpensive around 150-200 TL one way and takes literally 2-3min. Close proximity to Kalkan market and nearby supermarkets.
We absolutely loved our stay and will definitely come back.

  • Beautifully looked after Villa

This is such a beautiful, homely villa with everything and more than you needed. The inside and outside space was larger than expected and the pool was perfect. Stunning view of the mountain was the best surprise when we arrived. Short walk into town and very easy taxi ride back up for £3. Area was very quiet during the day and night time which suited us perfectly. Daily pool clean and Deniz was on hand if we needed anything. Thank you so much 😊

  • The villa was just perfect - great layout with plenty space, a fabulous outdoor area with a great sized pool. And a stunning view of the mountain! It was well-equipped with everything we could need - a real home away from home!

  • Wonderful stay at Villa Kucuk!!

We have just spent a wonderful week at Villa Kucuk. It really is as pretty as the pictures and we loved the pool and bbq! It feels very homely and has everything you need. It is in a good location not too far to walk down into the town and a short taxi ride back up!

Deniz was also very helpful in giving advice and information which we really appreciated.
Thank you Deniz and Petra we had a very special holiday in your beautiful villa.
We were sad to leave but hopefully we will be back again one day!

  • Lovely peaceful villa

From the initial booking process to checking out everything was very good.
Great contact Geoff & Shirley, comfortable villa, well located, perfect for a well deserved rest after a bumpy year.
Stayed on until 4.30pm on last day for our taxi back to airport.

Great views especially at night sat outside in dark looking up at the stars!

  • Perfect! Couldn't be better!

We recently returned from 14 days at this villa and couldn't have wished for better. The condition of the villa and amenities were excellent although we didn't use many, as eating out is still relatively cheap compared to the UK. The view in the day from the spacious balcony/patio is great but at night they come alive with all the lights to look at. The pool was the perfect size for us to cool down and was actually bigger than expected. It was kept very clean by the maintenance man and the daily villa cleaning was also very good. We could walk into town in 15 minutes and catch a taxi back for 15 or 20 TRY which was less than £3 for us from the exchange rate we got on our money.
12 years ago when we were last here there were hardly any English tourists and certainly no pubs with Sky Sports but travel companies have been pushing Kalkan as a holiday destination and quite a few more villas have popped up so it has become slightly more crowded. We prefer destinations where we can get completely away from the UK and it's life so this was the only disappointment we can remember. However, these are located right at the start of the town centre so once you get to the cobbled section and narrow alleys you get back to how it used to be. Most of the 100+ restaurants offer the same food, some at a slightly higher price but we never spent more than 400TRY for the 3 of us including a cocktail each and meze starter. Sometimes we'd have a bottle of wine, prime fillet steak or pudding but the price was roughly the same. We ended up going to the same restaurant 5 times (Saki La Terrassa) because as i said food options and prices were roughly the same everywhere but this restaurant was slightly away from the crowded areas, had a great view and the service was fantastic. The owner, Semra, went out of her way to make sure you had a great experience.
The temperatures were blisteringly hot every day (36 degrees) so we didn't go site-seeing as much as we liked but visited Patara beach a few times as the sea is very warm (more than the villa's pool!) and shallow with 12 miles of beautiful clean sand as it's a Unesco World Heritage site so no buildings are allowed any where near because of endangered nesting turtles. Easy to find your own acre of space :-)
Despite the additional tourists, Kalkan is still a place we'd like to come back to and most likely this villa.

  • Fantastic little Villa, perfect for our needs.

This is a lovely little villa. Geoff was in constant communication with myself regarding our stay, and was very accommodating in regards to a late departure time as the other guests weren't arriving until the next day.

The cleaners were fantastic and very efficient. The bed was always made, and despite not needing to, always cleaned up our glasses and dishes!

The pool was bigger than expected and was lovely for a little dip to cool down. The terrace had a lovely view over Kalkan, without being overlooked like many of the villas in the area. Plenty of space to sunbathe and read, with the terrace exposed to sun until about 5PM :) It is the perfect walking distance into the town, however a taxi is a must back. There are a couple restaurants about 10 mins walk from the villa and the main strip is another 5-10 mins.

The AC wasn't quite as cool as I like, but I am fussy and like to have a freezing room when i sleep! The WIFI did break for about 36 hours, tried to go the office at 10AM but it was closed, so ended up having to call, which was frustrating but one of those things. However, this does not detract from the Villa at all. It was just one of those things! Would we stay again. We didn't want to leave so definitely!

Hopefully see you again in the future!

  • Holiday at Villa Kucuk

I would just like to thank Geoffrey and Shirley for the opportunity to be able to stay at their Villa. It was absolutely amazing! We could not ask for better. The Villa, location,Staff everything was Superb. Most enjoyable week we had in Kalkan and will definitely be back. Thanks to the welcome pack/ treats on arrival, it was really nice and welcoming. I cannot praise the Villa and friendly/ helpful Staff enough. Kalkan is amazing with all the wonderful restaurants and amazing food. We've also hired a car on our trip and been to amazing places and traditional restaurants. I would highly recommend this Villa to anyone who would like to stay in Kalkan. Photos does not do justice. Thanks again to Geoffrey and Shirley from the start to the day of arrival for all there support, advice and guidance throughout. We will be back.
    Kind regards

    Maretha and Shayne.

  • Lovely relaxing holiday.

This lovely villa had all we needed for a fantastic relaxing holiday. We spent most of our time around the pool but also had a couple of days out visiting the ruins at Xanthos and a boat trip to Kekova. The villa is well equipped and the nearest supermarket is only 10 minutes,( plus stops to watch the tortoises crossing the road) away for bread in the morning but wear your comfy walking sandals! Kalkan itself has lots of shops and some fantastic restaurants with rooftop terraces (Lal was our favourite) and the taxis home are cheap and plentiful!

    Highly recommended.

  • Peaceful and relaxing place to stay

Lovely 9 nights. Transfers arranged was fabulous and no delays or hanging about waiting. We arrived to have a nice little starter pack which was enough till the morning when we went to the shops to stock up on supplies. The pool was cleaned everyday and we were well looked after and even had our bins and bed made everyday. (some places only do this once during your stay, so a nice touch!) We spent an awful lot of time lazing about by the pool reading and made good use of the kitchen which is compact but well equipped. We love Kalkan but bring flat shoes as it's steep and the roads are not brilliant. Would definitely recommend and would come back here when we visit Kakan again. Thanks for everything!

  • Lovely well equipped villa

We had a great week in Villa Kucuk. The pool and terrace were lovely, and the views over Kalkan at night very relaxing. The cleaners and the pool man were very friendly and helpful. The villa is high up in the town so we'd recommend some good shoes for the walk down and up! All the local taxi drivers will give you their cards too so it's easy to arrange a car if you want to go further afield. The owners were also very helpful and prompt with all enquiries.

  • Great mountain view

Located a short drive from the old town. Well equipped villa with great views looking toward the mountain backdrop of Kalkan. Outside terrace wraps around with plenty of space for soaking up the sun and sitting by the pool. Daily tidy up and regular linen and towel changes by friendly staff. Second trip to Kalkan and will definitely be back again.

  • Very relaxing

Just spent three weeks in villa kucuk it's our third holiday and hopefully we will return .its like home from home and more .the cleaning ladies and pool man looked after us very well .my best bit is the pool the only one in kalkan that is not to deep ( for me) .kalkan village with its roof top restaurants and shops and lovely people is hard to find better .its about ten minutes walk to the village down hill a bit of a hike coming back but worth it and there are plenty of cabs . A good bay out is a boat trip from the harbour and the local beach clubs .

  • Lovely Villa, relaxing week in a great location

Stayed for a week in September 2015, ideal villa for two couples and conveniently located within 10 minutes stroll down into the town centre. Villa had everything you are likely to need and was maintained to a high standard. Lovely balcony was the ideal location to have your drinks and plenty of seats with good uninterrupted views.Close to local supermarkets, shops bars and restaurants and also the local dolmus station with regular minibus transfers to Patarra beach,Kas,Fethiye etc. Local taxis are also reasonably priced and ideal for the return journey uphill after a night out in Kalkan. Taxis can also be used to and from Patarra beach at a reasonable cost (50 TL one way). I would not hesitate in recommending this property to family and friends

  • Villa Kucuk is a lovely clean well equipped home away from home

Villa Kucuk is a lovely clean well equipped home away from home. It particularly has great outdoor facilities, providing sun and shade throughout the day. The provisions left for us in the welcome pack were a very welcome and added bonus.
The staff are very friendly and attentive too.

  • Restful week in lovely Villa

This was our first visit to Kalkan and we were pleased to have chosen Villa Kucuk as our base for our first week there. Geoff and Shirley were extremely helpful from the initial enquiry to the point of departure. The Villa was lovely and very well appointed both inside and out with a beautiful pool to cool off in. We enjoyed evening drinks on the terrace before heading into Kalkan in the evenings. The daily clean was a nice touch. Many thanks. ,

  • We will definitely be back!

What a perfect villa in a perfect location. The pictures on the website did not do the the view justice and we were not disappointed with the pool or villa at all, it was exactly as described. We rather enjoyed the short walk into the old town, and found several small restaurants hidden away on the way down which we absolutely loved. Every meal we had just got better and better. The local shop is not too far to stock up on essentials and water, and we didn't even mind the walk back up the hill coming home in the evenings (we are in our mid 30's). We did not feel the need for taxi's despite the hill and heat! Shirley and Geoff were very helpful in the run up to our holiday and the booking processed was very simple indeed. This was our first time in Kalkan and we fell in love with it. The locals are friendly and helpful. We managed to fit in a private boat trip through Brave Tours who did us a very good deal on a trip for just my boyfriend and I, it was the most amazing day and we were treated like royalty. I don't think we will ever want to do another hotel holiday after this - having a villa is the way forward!

  • A beautiful villa in a beautiful town!

We have just returned from our 8th stay in Kalkan and were not disappointed. The villa was ideal for us and gave our children some independence having the rooms downstairs. The cleaners were an added bonus, very efficient and friendly. The location provided a lovely walk into town or to the Kalamar Road with shops and restaurants just close enough and taxis plentiful for the return journey. Geoffrey and Shirley were very helpful whilst booking and all information and pictures were as described. Views are of the town not the sea, but it was lovely to watch the lights go on at night and the views of the mountains spectacular. It was very peaceful even with neighbouring villas being occupied. The pool was plenty big enough for 4 of us to use. We hired a car for a few days to go to Kaputas and Patara beaches but it really isn't necessary. We will of course return to Kalkan and would not hesitate to book Villa Kucuk again!

  • Lovely villa, lovely views!

So glad Kalkan was our first experience of Turkey. What a lovely place and hospitable people and a quality villa too boot! The whole process of booking and communication with Shirley and Geoff was so easy. Great views, good location, nice walk downhill to town but definitely a taxi back (£2 per person) . Villa spacious, well laid out and well equipment and the pool was just the job! Comfortable bed and sun loungers made it easy to relax and unwind. Adopted a local taxi driver, very helpful and open to do a deal. Quality food and service. Looking forward to coming back and exploring surrounding area next time.

  • Absolutely amazing Villa and place

    Dear Geoff and Shirley

We had one of our best holidays at villa Kucuk in Kalkan. The villa is absolutely stunning and the staff are great. The location is amazing, looking out to the mountains and ocean. The villa is equipped with everything you need and has a lovely modern rustic feel to it. We could not fault anything about the property. Kalkan is a perfect place to stay with many excellent restaurants and lots of quirky bars. We hired a car which we felt made the stay better as we could drive to some beaches that were not walkable. We are already planning a return for 2015 !!

If you are thinking if booking villa Kucuk then do it ! You won't be disappointed !!

    Thanks again

  • Beautiful, peaceful villa

Villa Kucuk is the perfect place to experience Kalkan but with the benefit of being able to enjoy the peace and quiet if you don't want to spend the whole time in town.

A short walk from the bustling centre of Kalkan, it's very convenient; and the amenities (pool, terrace which gets the sun all day round, BBQ, etc) are all first rate, with daily cleaning of the interior and the pool.

Whilst out in Kalkan, the vast majority of holiday-makers are English, and the whole resort reflects this as you will rarely hear Turkish being spoken, nor will you be confused by the menus as English appears to be the first language. However, if you are looking for something more authentic there are many surrounding places (and a few hidden gems inside Kalkan itself) within easy reach.

Overall we had a great time, and wouldn't hesitate to recommend Villa Kucuk.

  • A little gem in the Kalkan jewellery box.

Tucked away from the bustle of Kalkan lies Villa Kucuk. With its tardis like interior and exceptionally spacious exterior, this is an ideal base for up to four people to either do nothing and enjoy the villa or pivot their roaming of local attractions around. The pool is, of course, a must for any holiday villa but this one is just perfect for dipping and swimming. Friendly and professional service is provided daily by cleaning and pool staff.

  • Private spacious villa with excellent views and ideal location

This is our 3rd year in Kalkan , however the first in a villa as opposed to an apartment and is a must for any couple wishing a bit of space or privacy and excellent for any couples or families sharing as the downstairs bedroom is albeit self contained with large bed ,dressing area , bathroom ,shower room and lounge area that can be locked off by adjoining door. Fabulous facilities .spacious L shaped patio area , pristine pool , barbeque , sun loungers and umbrellas. Great for dining in the moonlight and watch the flickering lights of Kalkan and the Marina. Superb value for money as you pay just as much for a 2 bedroomed apartment and shared pool with countless others . Geoff and Shirley have thought of everything to ensure your enjoyable stay and smooth out the sometimes stressed times of booking a holiday abroad blind. Have no worries on this count , ideally placed Villa , not too high up on the hillside , but enough to enjoy Kalkan and beyond . Don't book an apartment, this experience is so much better, enriching and so economical , you will not be disappointed.
